Jomtien Beach vs Pattaya Beach: Which One Should You Stay On?

Stay on Jomtien if you want a beach you can actually sit on, calmer water, and a 15-baht ride to the noise whenever you want it. Stay on central Pattaya Beach if you want to walk out of your hotel into the action. The genuine differences between them are not the ones the hotel listings talk about — they are the chair rental rules, the wastewater record, and the fact that a chunk of Jomtien is currently a construction site.

Jomtien's chair operators work in licensed, numbered stalls. The official rate is 50 baht for a canvas chair. What you are asked for is often double that.

Where Jomtien actually is

Jomtien runs about 6 kilometres of sand roughly 3 kilometres south of central Pattaya, with Thappraya Road linking the two over the shoulder of Pratumnak Hill. Jomtien Second Road sits about 400 metres inland and is where most of the cheaper food and the everyday shops are. At the far southern end, past Chaiyapruek intersection, you cross into Na Jomtien, which is a separate municipality with its own mayor — worth knowing, because the two administrations do not always say the same thing about the water.

The practical difference from central Pattaya is space. Pattaya Beach is a 3-kilometre strip with Beach Road, Walking Street and the whole tourist machine pressed up against it. Jomtien is twice as long with a fraction of the foot traffic.

The beach chair rules changed in 2026, and this is the part nobody tells you

The official rate is 50 baht for a canvas beach chair and 100 baht for a pool-style sunbed, the same price for Thai and foreign visitors, from licensed stalls carrying official numbers in the 001–118 range. That was reconfirmed over the 2026 New Year holiday.

What people actually get asked for is routinely double. Visitors report 100–150 baht a chair as the normal ask, one group charged 500 baht for five chairs, and 150–200 baht during Songkran and fireworks festivals. One frequent visitor's summary, quoted in the local press: “I've never seen 50 baht. It's always 100.” Some are pushed to rent a full set of chairs and a table rather than the one or two they want.

Since 1 May 2026 you do not have to rent anything at all. You may bring your own mat or chair and use the beach free. Tents and camping, overnight stays, bonfires and loud music are banned. That rule is the single most useful thing to know before you walk onto a Pattaya-area beach, and almost none of the guides ranking for these searches mention it.

The city is enforcing it, not just announcing it. In February 2026 a Jomtien umbrella and beach-bed operator was shut down for 15 days for cordoning off public space as private parking, with permanent revocation threatened for repeats. In May 2026 an enforcement sweep seized illegal rental chairs and mats across Jomtien. Since 21 May 2026 umbrellas have been colour-zoned by area — blue and white in North Pattaya, green and white in Central, purple and white in South, with the system extended to Jomtien and Pratumnak.

In practice: know the official number, ask the price before you sit, and remember that walking away and laying a towel down is now explicitly legal.

The water: the honest version

This is where we are going to be straighter with you than the tourism pages are. An older Pollution Control Department assessment rated central Pattaya's beaches “poor” and Jomtien “fairly good,” and on a clear day Jomtien's water genuinely is calmer and cleaner-looking than central Pattaya's. But Jomtien has a documented, repeating black-water problem after heavy rain.

The last time anyone published actual readings was a June 2024 inspection at three points along Jomtien, which found pH between 6.26 and 6.78, dissolved oxygen of 7.10–7.80 mg/L, and attributed the discolouration to a non-toxic phytoplankton bloom. The water met Thailand's Category 4 recreational standard on that occasion.

The sensible read: Jomtien is usually fine and is generally the cleaner of the two, but after a heavy downpour, give it a day. That is a real piece of advice, and it is more useful than either “pristine turquoise water” or “the sea is filthy.”

Phase 2 of the sand nourishment project was 30–40% complete in August 2026 and is scheduled to finish in February 2027. Parts of the beach are a working site.

Check this before you book: the beach is being rebuilt

Jomtien is in the middle of a long sand-nourishment and promenade programme, and it matters for a 2026 or early-2027 trip.

Phase 1 is finished. Phase 2 is a 318-million-baht contract that was 30–40% complete as of August 2026, with completion scheduled for February 2027. Alongside it, a roughly 5-kilometre beach walk and promenade upgrade runs from Dongtan Beach to Chaiyapruek intersection, with a further 2-kilometre extension toward Na Jomtien proposed and waiting on budget.

The disruptive part is mostly over. Jomtien Beach Road ran one-way throughout the construction from March 2024, which cut trade at some beachfront bars by more than 40%, and two-way traffic was restored on 22 December 2025 with the drainage works finished. But sand works are still active in sections, so if you are booking a specific hotel for its beach frontage between now and early 2027, it is worth a direct question to the property about what is happening outside.

Getting between Jomtien and central Pattaya

The baht bus (songthaew) is how everyone does this, and the fare changed in April 2026 after being frozen for about thirty years. It is now 15 baht for journeys of 1–10 kilometres and a maximum of 20 baht on longer routes, effective 10 April 2026. Every guide still quoting 10 baht is out of date.

Flag one down on Thappraya Road, on Pratamnak Road, or on Pattaya Second Road near the South Pattaya Road intersection. Grab works too and is the better option late at night. Our guide to Grab, taxis and baht buses in Thailand covers how the flag-down system actually works, which trips people up more than the fare does.

Coming from Bangkok, our Bangkok to Pattaya transport comparison runs through bus, minivan, taxi and train.

Jomtien is far enough south that a Suvarnabhumi taxi or minivan driver will often try to renegotiate on arrival, and the baht buses do not run from the airport. Fixing a door-to-door price before you fly is the simplest way to avoid that conversation with your bags on the kerb.

Eating and the markets

Jomtien Night Market runs daily from about 17:00 to 23:00 on Kwan Mueang Road, directly across from the beach, with a large Dutch-style windmill marking the entrance. It is busy by six.

Thepprasit Night Market, the biggest in the Pattaya area, runs Friday, Saturday and Sunday only, roughly 17:30 to 23:00, over on Thepprasit Road near the Sukhumvit junction. Turning up on a Tuesday is the classic mistake — there is nothing there.

Jomtien Second Road is where the everyday eating is, and it is noticeably cheaper than Beach Road in central Pattaya. Our Pattaya on $50 a day breakdown has real daily numbers.

Who ends up on Jomtien

Jomtien skews toward families, long-stay visitors and people who want to swim rather than be entertained. There is a substantial Russian and Scandinavian presence, both visiting and resident, along with Bangkok second-home owners and foreign retirees; the Norwegian community on Phra Tamnak Hill is long established. Central Pattaya Beach, by contrast, is where first-time visitors and short-break tourists land.

Dongtan, the sub-beach at one end of Jomtien, has long been known as Thailand's most popular gay beach, with the main section in front of Rabbit Resort. We will flag honestly that the most detailed source on this dates from 2017 and we could find nothing more recent confirming its current character, so treat it as probably still true rather than verified.

If you want nightlife without Walking Street, the answer is not actually Jomtien — it is Soi Buakhao and Tree Town, a 15-baht baht bus away. And if you are still choosing an area outright, our Pattaya neighbourhood guide covers all of them.

So which one?

Jomtien if you are travelling with children, staying more than a few days, want calmer water and space on the sand, or want to spend less on food and accommodation while keeping central Pattaya 15 baht away.

Central Pattaya Beach if your trip is short, you want to walk everywhere, and being in the middle of it is the point. You will pay more and the beach will be busier and less pleasant to actually sit on.

And if neither sounds right, the quiet option between them is the headland: see our guide to Pratumnak Hill and Cosy Beach.

The best day out from Jomtien is not in Jomtien — it is the ferry across to Koh Larn, where the water is genuinely clear. Day tours bundle the boat, lunch and water sports, and comparing them beats booking at the hotel desk.

Quick answers

How much is a beach chair on Jomtien Beach?

The official rate is 50 baht for a canvas beach chair and 100 baht for a pool-style sunbed, the same for Thai and foreign visitors, from licensed numbered stalls. In practice visitors are routinely asked for 100 to 150 baht, and up to 200 during Songkran and festivals. Since 1 May 2026 you can also bring your own mat or chair and use the beach free, so walking away is a real option.

Is Jomtien Beach cleaner than Pattaya Beach?

Usually, yes. An older Pollution Control Department assessment rated central Pattaya poor and Jomtien fairly good. But Jomtien has a documented recurring problem with black wastewater reaching the sea after heavy rain, with incidents in February and July 2026. The sensible rule is that Jomtien is generally the cleaner of the two, but give it a day after a heavy downpour.

How much is the baht bus from Jomtien to Pattaya?

15 baht for journeys of 1 to 10 kilometres, with a maximum of 20 baht on longer routes. The fare rose on 10 April 2026 after roughly thirty years frozen at 10 baht, so any guide still quoting 10 baht is out of date.

Is Jomtien Beach still under construction?

Partly. Phase 2 of the sand nourishment project was 30 to 40 percent complete in August 2026 and is scheduled to finish in February 2027, so sand works are still active in sections. The disruptive road phase is over though, with two-way traffic restored on Jomtien Beach Road on 22 December 2025. If you are booking a hotel for its beach frontage before early 2027, ask the property directly what is happening outside.

Is Jomtien good for families?

Yes, it is the better of the two for families. The water is calmer than central Pattaya, there is far more space on the sand, food on Jomtien Second Road is cheaper, and the area already skews toward families, long-stay visitors and retirees rather than short-break nightlife tourists.

What days is Thepprasit Night Market open?

Friday, Saturday and Sunday only, roughly 17:30 to 23:00. Turning up midweek is the classic mistake. Jomtien Night Market, by contrast, runs daily from about 17:00 to 23:00 and is marked by a large Dutch-style windmill at the entrance.
